Deep Clean

When a Normal Service Is No Longer Enough

Malaysia’s humidity turns aircon coils into a greenhouse for mould and biofilm. After a couple of years without deep cleaning, the symptoms arrive: water dripping from the casing, a damp sock smell on start-up, airflow that feels tired no matter the fan setting.

A chemical wash strips all of that out. We dismantle the indoor unit, treat the evaporator coil and blower wheel with a coil-safe cleaning agent, scrub the drain pan, flush the condensate line and reassemble — then test-run until the numbers say healthy.

Chemical Wash vs Chemical Overhaul

Chemical wash (in-place): casing and filters off, coil and blower treated in position with protective sheeting and a collection bag. Ideal for units serviced within the last two years. About 60–90 minutes per unit.

Chemical overhaul (bench strip): the whole indoor unit comes off the wall. Coil, blower wheel, fan bearings, drain pan and casing are stripped and washed at the bench, bearings lubricated, then everything is reinstalled and re-commissioned. This is the option for units neglected for years or with stubborn odour problems. Allow 2–3 hours per unit.

Every Wash Includes

  • Coil-safe alkaline treatment of the evaporator — no acid washes that shorten coil life
  • Blower wheel de-gunking (this alone often restores half the lost airflow)
  • Drain pan scrub and full condensate line flush
  • Antibacterial rinse to slow mould regrowth
  • Outdoor unit coil rinse and visual check
  • Before/after photos plus supply-air temperature readings on your report

Typical pricing: chemical wash from RM160 per wall-mounted unit; full overhaul from RM280. Multi-unit discounts apply from the second unit in the same visit.

How Often Is It Needed?

With regular basic servicing every 3–4 months, most home units need a chemical wash only every 18–24 months. Heavy-use environments — cafes, salons, offices running 12-hour days — usually benefit from an annual deep clean. If your unit already drips or smells, the schedule is simple: now.
